Hello everybody,
Nicki Celozzi here. Many of you know me, and yes, I'm back! I'm ready, and I am running for the board, yet again, to fulfill the commitment I gave all of you last year when you voted me in as Director. All the wasted time and money attempting to oust me has not worked. My commitment to putting homeowners' interests first is as strong as ever. My motto is: "Nicki Knows". I know how you all feel. I know how some of you have been treated. I know how to fix it. I'm going to pick up where I left off. I am committed to the change we need. A common denominator has been steering and dividing this HOA community for 20 years…and that TOO WILL CHANGE. I am uncomfortable with that "common denominator" spending our money without providing proper accounting, supporting improper contract negotiating and steering, and failing to demand open bidding and negotiate and set specific profit margins for vendors. This amount to "open season" on our HOA nonprofit budget. I will not allow any vendor or property manager to divide this community the way this has been done. Homeowners' interests must be vigorously defended and protected from any vendor or property manager and, yes, rogue board members who have forced frivolous legal spending in this community. Our HOA is a nonprofit mutual benefit corporation. We don't benefit from this corporation's income or other products. Our only benefit for paying into this organization is to increase the value of our homes, enhance the security and make it a safe and peaceful community for ourselves and our children for our mutual benefit. I'll commit to letting you know where every dollar goes. I commit to ensuring properly detailed invoices, properly detailed purchase orders, and properly detailed repair orders. I will demand that these records be available to any homeowner, on request, without any hidden agenda. It is unconscionable that we paid out $216,832.00 for the slope repair on Hollycrest based on three vague and adequate invoices with no detail and no accountability. This is an unacceptable business practice and takes advantage of us, the shareholders: I will negotiate vendor contracts for this association that will put caps on vendor profit margins. That means limiting the amount of money we allow them to make for the services. If the vendors don't like it, they don't have to take the job. We cannot continue allowing up to 100% markup for goods or services. A little bit about me personally: my wife and I bought our home here in 2017. I've been in the Entertainment business for over 30 years, raising over $100 million for several feature films. I oversaw production for over 25 feature films, negotiating all contracts with vendors and employees. I was also bonded and financially responsible for bringing the productions in on time and on budget. I have supervised my companies' extensive audits with the State Tax Board for credit reimbursements. I have also managed the CAM (Collection Account Management) on behalf of the investment team, including the Screen Actors Guild and the Writers Guild of America as residual recipients. Hello Friends and Neighbors,
As many of you know, I supported the May 2023 recall and ran for a Board position. I did this because I care deeply about our community. I find myself called to the task again because three members of the current Board have not fulfilled their promises. In 2021 I had the privilege to be the president of the Board for a few months. In those few months on the Board, I learned about the inner workings of the HOA and also learned to appreciate the value of a proper management company and competent vendors. I'm running again because I want to deliver precisely that. In my professional life, I am a Global VP of Sales for a major entertainment technology company. In that role, I manage a $100M revenue business and a large expense budget to support that business. I have been in this type of role for 25 yrs. I have managed budgets and vendors of all sizes. This experience will help me get us the proper management company and suitable vendors We must act now to ensure Eagle Ridge gets back to the neighborhood it once was and we all deserve. Thank you!
